How Long Has it Been Since You’ve Been Sealed?
New Asphalt
New asphalt should be sealed one year after paving. This allows the new asphalt to cure and maintain its elasticity. The ideal time frame for sealing asphalt in the Pittsburgh area is between April and October, and year-round for Florida. Sealant cannot be applied during rain.
Existing Asphalt
Depending on the amount of traffic on existing asphalt, sealant should be applied every two to three years. This will ensure a long-lasting, manageable surface that is aesthetically appealing.
How is Sealant Applied?
We utilize the latest technology to apply sealcoating. Our fully contained trailers allow us to sealcoat any asphalt surface with the best results.
Our fully contained trailers are equipped with the following:
575-Gallon Sealant Tank
Hydraulically controlled, full sweep agitator to keep the sealant and Silica sand properly mixed.
Melter for Hot Tar Crack Filling
Hydraulic pump for constant pressure during application
Spray wand delivering consistent application of the sealant
Professional Patented Edger preventing overspray onto unprotected areas
Asphalt Squeegee, and Brooms for spreading sealant evenly
Sealant Types
Polymer-Modified Masdterseal (PMM)
This is an environmentally friendly, mineral-filled asphalt emulsion pavement sealer blended with polymers and special surfactants for superior adhesion, flexibility, and durability. Polymer-Modified Masterseal is formulated to be job-mixed with aggregate. Polymer-Modified Mastersel meets ASTM D8099/D80ppM-17 Standard Specification for Asphalt Emulsion Pavement Sealer.
Crack Repair
We use high-pressure air to clean out the cracks. Our fully contained trailers have Melters that allow us to apply a Hot Crack Filler producing a fully sealed crack and preventing further deterioration of the asphalt.

Why Use Sealant?
Oxygen and UV rays can cause asphalt to become brittle and crack, allowing water to get beneath the asphalt’s surface and cause significant structural damage. Asphalt sealcoating prevents oil, gas, and water from penetrating the asphalt’s surface, and likewise provides a protective layer against oxygen and UV rays - the primary contributors to cracks in driveways and other asphalt surfaces.
