Our Parking Lot Services

It is crucial to clearly mark parking lots for the safety and knowledge of pedestrians. We offer a number of services to meet your parking lot needs.

Preparation

We evaluate the surface to ensure there will be a proper adhesion of the sealant. We look for oil spills, gasoline spills, and cracks in the surface. Once the surface is evaluated, we proceed to treat any areas that have oil or gasoline stains with SealMaster Oil Spot Primer. This will allow the sealant to adhere to the asphalt. If there are cracks a half inch wide or more, we clean them out with an air nozzle and fill them in with a Hot Tar and Silica sand mix to ensure proper filling of the crack.

Alligator cracking would only be filled in with sealant. Depending on the severity of the alligator cracking, we recommend having the asphalt repaired.

Application

Next, we trim out the area using the Able Edger which prevents overspray onto non-asphalt surfaces. All edges are trimmed out using the Edger. This includes parking spot curbs, light pole posts, curbs, sidewalks, and entrances from the main road.

The final step is to apply the PMM (Polymer-Modified MasterSeal) sealer. Utilizing the 575-gallon tank filled with the sealant. Using a hydraulic pump to extract the sealant from the tank and spray equipment that can handle the sealant and the Silica Sand mixture.  A mixture of the PMM and Silica Sand adds traction and stability to the product. This is a recommendation of the sealant manufacturer. Once the mixture is applied, we use squeegees and brooms to maintain proper coverage and consistency. Depending on the coverage, it may require a second coat.

Using safety tape, we mask off the newly sealed area. The parking lot should not be used by vehicles for 24 hours.

Handicap Marking

We offer handicap marking as a service to our clients who seek to ensure that those areas are clearly indicated in their parking lots.

Preparation

Re-Painting Weathered Handicap parking spaces:

The area where the handicap signs are to be repainted will be evaluated for cracks and oil or gasoline spills. Cracks will be cleaned and filled with Hot Tar and Silica sand mix to ensure proper filling of the crack., and oil and gasoline spills will be treated with SealMaster Oil Spot Primer

Application

Using ADA-approved handicap parking templates, we use 100% acrylic, handicap blue paint to mark off the spot. We also utilize the same color for the stripes adjacent to each parking spot.

We use the ADA (Americans Disability Act) recommended signage for each handicap parking space. The ADA requires all handicap parking spaces to have 60” adjacent to car parking spaces, and 96” adjacent to vans parking space. All signage has been approved by the ADA. We can also advise you on the minimum amount of handicap parking spaces you will need to conform to ADA standards.

Crosswalk Marking

This option allows you to identify or designate crosswalks within your parking lot to keep drivers and pedestrians informed of safe crossing areas.

Preparation

We evaluate the surface to insure there will be a proper adhesion of the colored stripes. We look for oil spills, gasoline spills, and cracks in the surface.

This will allow the stripes to adhere to the asphalt. If there are cracks a half inch wide or more, we clean them out with an air nozzle and fill them in with a Hot Tar and Silica sand mix to ensure proper filling of the crack. 

Alligator cracking would only be filled in with sealant. Depending on the severity of the alligator cracking, we recommend having the asphalt repaired. For asphalt repair work, we utilize Pittsburgh Asphalt Company to properly fill in the cracks or repair any damaged areas with new asphalt.

Application

In the next step, we use the proper templates and line striping equipment to spray the stripes diagonally in a predetermined area approximately two feet wider than the walkway entrance onto the parking lot. The most common color is yellow to ensure visibility, and to alert drivers of the crosswalk.

Line Painting

The size of parking spaces falls between 8 to 9 feet wide and 10 to 20 feet long.

Preparation

The area where the parking stripes are to be repainted will be evaluated for cracks, and oil & gasoline spills. Cracks will be cleaned and filled with Hot Tar and Silica sand mix to ensure proper filling of the crack. Oil and gasoline spills will be treated with SealMaster Oil Spot Primer.

If the parking lot has just been sealed, there is no need for any prep work to be done.

Application

Using a professional Linelazer Striping machine that is capable of measuring out each parking spot automatically, the stripes are applied using SealMaster Low VOC Acrylic White paint.
